On Site Vs Off Site FM Model Selection.

On Site FM (MEP)

  • A model selected when immediacy of response in many of the activities is of utmost importance (Usually an approach employed for large, more complex or facilities of vital/high importance).
  • Offers tighter control with reports and escalation procedures.
  • Teams are daily on site attending matters 24/7 in shifts.
  • Speedy response to reactive maintenance works and emergencies.
  • Lesser delays because of absence of latency.
  • Better communication and clarity of instructions
  • Less reactive works due to daily routine checks of facilities
  • Timely submission of reports keeping the clients updated
  • Higher cost but the value of advantages is higher as well – Lower Risk, Better Quality

Off Site MEP

  • A model selected when immediacy of response is not critical, budget restrictions exist, size of facility/volume of works are small, etc. (Usually an approach suitable for smaller facilities).
  • Teams are in the facility only when attending to scheduled Planned Preventive Maintenance and Reactive Maintenance works based on preset schedules agreed with the client.
  • Margin of error and risk is slightly higher, time to respond to a situation is more due to unavailability of resources on site, traffic delays, etc
  • A more economical approach due to lesser utilization of resources.
